Carlton Cannes

Few buildings say "Cannes" quite as unambiguously as the Carlton. The 1913 landmark at 58 Boulevard de la Croisette — its twin cupolas long rumored to have been modeled on the bosom of Belle Époque courtesan La Belle Otero — reopened in 2023 as a Regent hotel after the most thorough renovation in its history. The mythology survived the works intact; the hardware has finally caught up with it.

The setting

The Carlton owns the most photographed stretch of the Croisette, facing the Bay of Cannes and the Lérins islands, with the Palais des Festivals an easy ten-minute stroll along the seafront. This is festival ground zero: Hitchcock shot To Catch a Thief here with Grace Kelly, and every May the façade disappears behind studio branding while the terrace becomes the film industry's most contested real estate. Two new wings now enclose a landscaped garden behind the historic building, giving the hotel something it never had in its first century — a sheltered interior world, turned away from the boulevard, where the traffic and the crowds simply cease to exist. Rooms & suites

Tristan Auer led the interiors, and his work reads as a conversation with the building rather than a gut job: pale woods, brass, lacquer, and photography that nods to the hotel's cinematic past. In the historic building, rooms keep the tall windows and, in the better categories, balconies over the bay; corner suites catch the cupolas in their sightlines. The garden wings are more contemporary in feel, with deep terraces facing the pool and the planting, and they suit guests who prefer quiet over pageantry. Signature suites salute the stars who made the address famous. Across categories the finish is genuinely high; the gap between the entry-level city-facing rooms and a sea-view balcony, however, is wide — in experience as much as in price — and worth paying attention to when booking.

Dining

The flagship is Rüya, a contemporary Anatolian restaurant that reflects the hotel's Qatari ownership and gives Cannes something it did not previously have: refined Turkish cooking in grand surroundings, with a terrace above the Croisette. All-day dining and room service cover the Riviera classics competently, and in season the Carlton Beach Club across the boulevard performs the barefoot-lunch ritual properly — grilled fish, salads, rosé, cabanas. Spa, pool & beach

The renovation's biggest gift is the garden: an amphitheater of greenery holding an infinity pool the hotel bills as the longest in Cannes, ringed by loungers and cabanas and blissfully invisible from the street. The new spa and fitness club is generously scaled, with a full treatment menu, serious gym hardware and thermal facilities. Across the boulevard, the private sandy beach runs full restaurant and bar service from spring to autumn, with a jetty for tender arrivals. Between pool, garden and beach, the Carlton now functions as a genuine resort rather than a grand hotel with a beach concession — a distinction that matters if you plan to spend whole days on property.

Service & atmosphere

Regent chose the Carlton as its European debut, and the stakes show in the service: doormen who remember faces on day two, festival-hardened concierges who can conjure impossible tables and last-minute tenders, housekeeping that is fast and invisible. Atmosphere depends entirely on the calendar. In May the lobby is a deal-making floor and the terrace a stage; in October it is a calm, high-ceilinged salon where you can hear the espresso machine. Both versions have their partisans, and the hotel handles the switch between them with practiced ease.

Who it's for

First-timers who want the single most iconic address in Cannes and are willing to pay for the postcard. Film-industry veterans on serious expense accounts. Couples chasing balcony-and-bay romance in the historic building. Families and pool loyalists, who are better served by the garden wings than they ever were by the old Carlton. It is less suited to travelers who prize intimacy — this is a big, social, public-facing hotel — or to light sleepers assigned a front room in high summer.

Worth knowing

Book a year ahead for the Film Festival and expect rates to multiply several times over; June and September are the sweet spots, with warm sea, a fully open beach club and none of the crush. Choose the historic building for romance and sea views, the garden wings for quiet and pool proximity. Front rooms carry a faint hum of Croisette traffic on summer nights, and the beach gets genuinely crowded in July and August. Some longtime guests find the new wings' contemporary polish less "Carlton" than the original building — if patina matters to you, say so when booking. Winter Cannes is sleepy, but the hotel stays open and prices soften accordingly; for a quiet, well-priced taste of a legend, it is arguably the smartest season of all.
